E-CHECK
Link your checking or savings account through the tenant portal and pay rent securely at no cost — no more paper checks. Set up automatic payments and enjoy peace of mind knowing your rent is always on time.
ELECTRONIC CASH
Skip money orders and office trips — pay rent in cash at any nearby 7-Eleven or ACE Cash Express location. It’s quick, convenient, and secure (fees may apply).
CREDIT CARD
Pay rent using your credit card though your tenant portal (various fees may apply).
Certified Funds and Checks are accepted at our office.

In a world where online financial predators seem more and more common, we understand if you have reservations about entering your bank account information online. But fear not! Your information is password protected and all transactions are both encrypted and securely transmitted.
APPLLICATION FEES
Application Requirements
- Every applicant 18 years or older must complete a separate rental application.
- A $65 non-refundable processing fee is required per application and must be paid before processing.
Portable Screening Reports
Per Colorado law (C.R.S. § 38-12-902), prospective tenants may provide a portable tenant screening report. If a valid report is provided, the landlord cannot charge an application fee or any additional fee to access or use the report.
IDENTITY VERIFICATION
For each applicant or co-signer, a copy of a valid driver’s license or Military ID is required. If needed, we can make copies for you in our office.
EMPLOYMENT VERIFICATION
Each applicant must individually qualify for the property and provide verifiable income equal to at least 2x the monthly rent. Please include one of the following for verification:
- Four of your most recent pay stubs
- An employment offer letter if starting a new position
- Most recent LES (for military applicants)
- For self-employed applicants: last year’s tax return or six months of bank statements, plus a current Profit & Loss statement
CREDIT VERIFICATION
- 600+ credit score: Standard security deposit required
- 500–599 credit score: Double security deposit required
- Below 500 credit score: Application generally declined
Co-Signer Policy
Applicants with no credit but strong landlord references may be considered with an approved co-signer. Co-signers must complete the full application process. If approved, tenants may be required to pay by certified funds. For out-of-state co-signers, a double security deposit will be required.
POTENTIAL ADDITIONAL FEES
Renters Insurance
Renters insurance is required. If you do not provide proof of coverage, you will automatically be enrolled in our software’s liability insurance program at a cost of $15+ per month.
Pets
A $35 monthly pet accommodation fee applies for tenants with pets.
Tenant Responsibilities
Tenants are responsible for minor maintenance items as well as repair costs resulting from misuse.
Brokerage Disclosure To Tenant
In Colorado, different types of brokerage relationships are available. At Berkshire Hathaway HomeServices Synergy Realty Group – Property Management Division, we want you to understand how these work:
- Landlord’s Agent – Represents only the landlord, promoting their best interests.
- Tenant’s Agent – Represents only the tenant, promoting their best interests.
- Transaction-Broker – Assists both landlord and tenant in a transaction, without acting as an advocate for either side.
- Customer – A party who has no brokerage relationship with the broker.
For most of our rental properties, we act as the Landlord’s Agent, which means tenants are considered customers.
MAINTENANCE REQUESTS
Please submit your maintenance request online through your tenant portal.
(Note that requests are reviewed Monday through Friday from 9:00 a.m. to 4:00 p.m., except for holidays. Unless an emergency)
- Please allow up to 2 business days for someone to address your maintenance request if it is a non-emergency issue.

PET POLICY
(Pet policy can vary from property to property)
- All pets must be negotiated with Berkshire Hathaway HomeServices Synergy Realty Group
- We DO NOT accept puppies or kittens under 1 year of age
- We DO NOT accept the following dog breeds, sub-breeds, or any mix in their lineage: Dobermans (Including miniatures), Rottweilers, American Staffordshire Terrier, Bull Terriers, Chows, Pit Bulls, Akitas, Mastiffs, Perro de Presa Canarios, Dingos, Cane Carso Vero, Italian Mastiff or Wolf Hybrids
- No Flying Squirrels or exotic animals
- A picture of the pet or a visit to the office, with the pet is required for breed verification. Pet(s) will not be permitted to cause any discomfort, annoyance, nuisance or in any way to inconvenience and cause complaint from any other resident or neighbor.
- Pets will not be permitted to freely traverse the carpeted areas of the building or to commit any damage or nuisance in any part of the premises. Residents must agree and covenant to be financially responsible for any and all damage, loss, or expense arising out of keeping the pet(s) at the premises.
- Pets will not be permitted outside a resident’s premises unless restrained by a leash, chain, or fence.
- Residents shall not keep any pet with any vicious or dangerous propensities (See Also Above)
- Failure or breach of any of the terms and conditions set forth above, the Landlord reserves the right to revoke permission to keep the pet(s) at the premises and to terminate the rental agreement, fine not less than $500.00 and possible eviction can occur.
- On units that do not allow pets: NO PETS means NO PETS! No fins, no shells, no fur, no scales, no feathers. Exceptions may be made for fresh water fish tanks, less than 10 gallons. If you are in a unit that does not accept pets, and a pet is found on the property at any time, there is a $500.00 fine and eviction may occur.
