APPLICANT QUALIFICATIONS

  • Application Fees

    ** Any person that is 18 years and older MUST fill out an individual application **

    There is a $65.00 non-refundable processing fee per application that must be paid prior to processing this application. 


    ** A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.

  • Identity Verification

    • For each applicant or co-signer, we will need a copy of your driver’s license or Military ID. 
    • We can make these copies in our office if needed. 
  • Employment Verification

    We require that every person qualifies for the property individually. Household must meet verifiable income requirements of 2 times the amount of rent per month. 

    • Please include four of your most recent pay-stubs for verification . 

    • If you are beginning a new employment position, please submit a letter of employment intention.

    • Military applicants may submit their most recent LES.

    • If you are self-employed, please provide a copy of last year's tax documents or 6 months of recent bank statements; and a current Profit and Loss Statement.

  • Credit Verification

    • Credit scores of 600 or greater, tenants pay the required security deposit.

    • Credit scores between 500-599 tenants pay 2 times the security deposit.

    • Credit scores below 499 will be automatically declined, in most instances.


    The Property Manager may approve a co-signer for a declined credit verification for an applicant with no credit but with good landlord references. If so, the co-signer would need to go through the same application process. If approved, the tenant may be required to pay by certified funds. In the event the co-signer is located out of state, double security deposit will be required. 

  • Pet Screening

    We use a third-party pet/animal policy and screening service. Applicants should go to this link: https://synergyrentals.petscreening.com for pet screening. This is required al ALL tenants once your application is in process.  The Property Manager will tell you when you should go to the site to complete the Pet Screening Questionnaire. 

  • Potential Disqualifications

    Recent evictions; Incomplete Applications; Incomplete Requested Documents/Uploads

  • Brokerage Disclosure To Tenant

    DIFFERENT BROKERAGE RELATIONSHIPS ARE AVAILABLE WHICH INCLUDE LANDLORD AGENCY, TENANT AGENCY OR TRANSACTION-BROKERAGE.


    BROKERAGE DISCLOSURE TO TENANT DEFINITIONS OF WORKING RELATIONSHIPS


    For purposes of this document, landlord includes sublandlord and tenant includes subtenant.


    Landlord’s Agent: A landlord’s agent works solely on behalf of the landlord to promote the interests of the landlord with the utmost good faith, loyalty, and fidelity. The agent negotiates on behalf of and acts as an advocate for the landlord. The landlord’s agent must disclose to potential tenants all adverse material facts known by the landlord’s agent about the property. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the landlord.


    Tenant’s Agent: A tenant’s agent works solely on behalf of the tenant to promote the interests of the tenant with the utmost good faith, loyalty, and fidelity. The agent negotiates on behalf of and acts as an advocate for the tenant. The tenant’s agent must disclose to potential landlords all adverse material facts actually known by the tenant’s agent, including the tenant’s financial ability to perform the terms of the transaction and, if a residential property, whether the tenant intends to occupy the property. A separate written tenant agency agreement is required which sets forth the duties and obligations of the broker and the tenant.


    Transaction-Broker: A transaction-broker assists the tenant or landlord or both throughout a real estate transaction by performing terms of any written or oral agreement, fully informing the parties, presenting all offers and assisting the parties with any contracts, including the closing of the transaction, without being an agent or advocate for any of the parties. A transaction-broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about all adverse material facts actually known by the transaction-broker concerning a property or a tenant’s financial ability to perform the terms of a transaction and, if a residential property, whether the tenant intends to occupy the property. No written agreement is required.


    Customer: A customer is a party to a real estate transaction with whom the broker has no brokerage relationship because such party has not engaged or employed the broker, either as the party’s agent or as the party’s transaction-broker.


    RELATIONSHIP BETWEEN BROKER AND TENANT

    Broker and Tenant referenced below have NOT entered into a tenant agency agreement. The working relationship specified below is for a specific property described as N/A or real estate which substantially meets the following requirements: any rental properties listed by Berkshire Hathaway HomeServices Synergy Realty Group – PM Division. 


    Tenant understands that Tenant shall not be liable for Broker’s acts or omissions that have not been approved, directed, or ratified by Tenant. 


    CHECK ONE BOX ONLY:

    ☒Multiple-Person Firm. Broker, referenced below, is designated by Brokerage Firm to serve as Broker. If more thanone individual is so designated, then references in this document to Broker shall include all persons so designated, includingsubstitute or additional brokers. The brokerage relationship exists only with Broker and does not extend to the employingbroker, Brokerage Firm or to any other brokers employed or engaged by Brokerage Firm who are not so designated.


    One-Person Firm. If Broker is a real estate brokerage firm with only one licensed natural person, then any references to Broker or Brokerage Firm mean both the licensed natural person and brokerage firm who shall serve as Broker.

    Broker, as landlord’s agent, intends to perform the following list of tasks:

    Customer for Broker’s Listings – Transaction-Brokerage for Other Properties. When Broker is the landlord’s agent, Tenant is a customer. When Broker is not the landlord’s agent, Broker is a transaction-broker assisting in the transaction. Broker is not the agent of Tenant.

     

    Transaction-Brokerage Only. Broker is a transaction-broker assisting in the transaction. Broker is not theagent of Tenant.If Broker is acting as a transaction-broker, Tenant consents to Broker’s disclosure of Tenant’s confidential information to the supervising broker or designee for the purpose of proper supervision, provided such supervising broker or designee shall not further disclose such information without consent of Tenant, or use such information to the detriment of Tenant. 


    THIS IS NOT A CONTRACT. 


    If this is a residential transaction, the following provision shall apply: 


    MEGAN’S LAW. If the presence of a registered sex offender is a matter of concern to Tenant, Tenant understands that Tenant must contact local law enforcement officials regarding obtaining such information. 


    TENANT ACKNOWLEDGMENT: Tenant acknowledges receipt of this document on (date of showing, at submission of rental application &/or at lease signing.)


    BROKER ACKNOWLEDGMENT: On (date of showing, submission of rental application &/or at lease signing), Broker provided (Applicant/Tenant) with this document via the Internet, Appfolio or in person, and retained a copy of the Broker’s records.

PET POLICY

(Pet Policy can vary from property to property)

  1. All pets must be negotiated with Berkshire Hathaway HomeServices Synergy Realty Group
  2. We DO NOT accept puppies or kittens under 1 year of age
  3. We DO NOT accept the following dog breeds, sub-breeds, or any mix in their lineage: Dobermans (Including miniatures), Rottweilers, American Staffordshire Terrier, Bull Terriers, Chows, Pit Bulls, Akitas, Mastiffs, Perro de Presa Canarios, Dingos, Cane Carso Vero, Italian Mastiff or Wolf Hybrids
  4. No Flying Squirrels or exotic animals
  5. A picture of the pet or a visit to the office, with the pet is required for breed verification. Pet(s) will not be permitted to cause any discomfort, annoyance, nuisance or in any way to inconvenience and cause complaint from any other resident or neighbor.
  6. Pets will not be permitted to freely traverse the carpeted areas of the building or to commit any damage or nuisance in any part of the premises. Residents must agree and covenant to be financially responsible for any and all damage, loss, or expense arising out of keeping the pet(s) at the premises.
  7. Pets will not be permitted outside a resident’s premises unless restrained by a leash, chain, or fence.
  8. Residents shall not keep any pet with any vicious or dangerous propensities (See Also Above)
  9. Failure or breach of any of the terms and conditions set forth above, the Landlord reserves the right to revoke permission to keep the pet(s) at the premises and to terminate the rental agreement, fine not less than $500.00 and possible eviction can occur.
  10. On units that do not allow pets: NO PETS means NO PETS! No fins, no shells, no fur, no scales, no feathers. Exceptions may be made for fresh water fish tanks, less than 10 gallons. If you are in a unit that does not accept pets, and a pet is found on the property at any time, there is a $500.00 fine and eviction may occur.
