This service is the solution for owners who want a professional property manager to handle the day-to-day management and responsibilities that a rental property requires. In addition to providing a full service package we also provide a Place Tenant Only package for those Owners that want to handle the day-to-day management of their home but do not want to handle the marketing of their home and screening of potential Tenants. We handle everything associated with the rental of your property. As your property manager we represent you, the owner, throughout the rental process and lease period. Our goal is to provide you with first class service and peace of mind.

How do I know I can trust a property manager?
You can’t without meeting them and seeing client testimonials. We invite all prospective clients to come to our office, express your concerns and let us demonstrate how we can meet all your needs.

Is property management expensive?

What are your fees?
For Single Family homes and condos, our fees are 12% of gross monthly rent (negotiable). Please call for multi-unit pricing.
I just want you to find a qualified tenant and I will manage my property myself. Do you offer tenant placement services?
Yes, we do. We advertise, screen calls, show the property, complete background checks, and negotiate. We have a minimum set-up fee and at that time we supply you with the proper contracts and answer any questions you may have in regards to filling them out properly.
What if I want to cancel the management agreement?
With our Commitment-Free Management Program, we do not hold you to a contract. If at any time, you wish to cancel your agreement with Synergy PM, just send us a written request to our office stating you wish to cancel; it’s that easy. The cancellation will become effective 30 days from receipt of the letter.
Who pays the bills for the property?
We tailor rental packages to meet our client’s needs. We can pay all or none of the bills; it is completely up to you. In either case, rent checks are deposited into a trust account, our monthly bills are subtracted, and the remainder is sent to you in the mail OR direct deposit it into your account no later than the 10th of each month.
How are tenants selected?
A comprehensive background check ensures we select quality tenants. We carefully screen each prospective tenant’s application verifying rental history, employment, credit, and possible evictions.
What determines the rent for my property?
The rental market is what ultimately decides what your property will rent for. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions however you have the final say on the rate to advertise the rental. Should I repaint the interior between tenants? Almost always yes! You want your property to attract the top quality tenants. The best tenants can rent anywhere they want, so the key is to make your unit as attractive as possible so that they rent from us and stay. A small investment like fresh paint can pay dividends in the future in the form of on-time payments and a long term tenant. If a fresh paint job has recently been done, it may not be necessary.

How it works:
In order to keep your financials secure, we use a state of the art portal system which communicates with your email.
Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
